너무 답답해서 고민고민하다가 결국 마일모아로 찾아 오게되었습니다. 여기에 여러 방면으로 뛰어나신분들이 많은걸 알기에 고민상담을 부탁드리겠습니다.

이번에 비지니스를 열게 되어서 1800 sq정도의 공간을 리스계약하게되었습니다. 그러면서 똑같은 계약서 가지고 양쪽 변호사들이 읽으면 다르게 이해하고 있어서..

이걸 또다른 변호사를 선임해야하는건지 어떻게 해야하는건지 방향을 좀 지시해주셨으면 하는 바램입니다.

우선 저희 리스 부븐을 보여드릴께요

(k) "Commencement Date":  the later of (i) the date upon which Landlord delivers the shell or vacant premises to Tenant for Tenant’s work or April 1^st 2017.  Tenant shall have 120 days after the Demised Premises are deemed "ready for buildout,” it being understood that the premises are “ready for buildout” by Tenant when Landlord has installed the storefront and provided a lockable front and rear door.  Landlord's estimate that the premises will be "ready for buildout" on or before March 1, 2017. Base rent and NNN charges shall be abated during the aforementioned 120 day period.  Rent and NNN commencement shall be 120 days from the ready for buildout date.  Landlord and Tenant hereby agree to execute a Memorandum of Lease listing specific dates including date when building is ready for buildout, beginning and ending date of build out period and rent commencement date

4.1  Rental shall accrue from the Commencement Date though base rent shall be abated for the first (4) months after after Commencement Date. Such shall be payable to Landlord at Landlord's address specified in Section 1.1 (b) of this lease, or to whatever other address Landlord may subsequently provide to Tenant for delivery of rentals.

이 두 부분에서 해석이 다른것 같습니다. 저와 제 리얼터와 제 변호사는 4개월의 공사기간동안 렌트와 NNN을 내지 않고 그다음부터 리스가 시작되지만 또 4개월동안 Free Rent를 받는다고 이해하고 계약했습니다 (1년전에요) 

그리고 건물주는 4개월의 공사기간과 4개월의 free rent는 같은것이다. 건물주의 변호사도 그렇게 얘기하고 있구요.

여기서 문제는 도대체 저의 변호사와 리얼터는 저를 도와줄 마음이 전혀 없어보입니다. 이 문제로 한달을 넘게 얘기하고 있는데 전혀 진전이 안돼고 있어요. 

누가 쪽이 맞는건가요? 

제입장은 4개월의 공사기간과 4개월의 프리렌트

건물주 입장은 120일의 공사기간과 4개월의 프리렌트는 같다.

그리고 전혀 도움안돼는 제 리얼터와 변호사. 새로운 도움을 청해야할까요?
